Merrylands is in the middle of a genuine transformation. ALAND’s $800 million Gladstone Village masterplan is progressing through Stage Two construction. Northland Group’s Central Quarter topped out in November 2025 with completion targeted for early 2026. Tony Merhi’s $460 million, 900-home Sun Life Plaza SSD is progressing through the Housing Delivery Authority pathway at Woodville Road. Evolve Housing’s $156 million social and affordable project is targeting November 2026 completion. And Cumberland City Council is finishing its multi-year CBD Infrastructure Upgrade that’s reshaping the town centre’s stormwater, roads, and public realm.
Drone work in Merrylands covers masterplan progress documentation, apartment pipeline marketing, CBD infrastructure imagery, social and affordable housing construction, and commercial retail content. Enord UAV Solutions provides all of it. Three booking formats. Right aircraft for the job. Cumberland LGA coordination when the work intersects Council’s active upgrade zones.
Documenting The $800 Million Gladstone Village Masterplan
ALAND’s Gladstone Village is the single largest active development in Merrylands. The $800 million mixed-use masterplan is being progressed in multiple stages, with Amber (Stage Two) approved by Cumberland City Council in 2024. The 21-storey, 236-apartment tower is under construction with negotiations progressing to designate the entire building as affordable housing for essential workers under the Housing Australia Future Fund. If that designation finalises, Amber becomes one of the largest single-tower affordable housing buildings in Western Sydney.
The broader precinct delivers 4,300 sqm of retail space and over an acre of parkland and civic spaces, including the largest public park in the Merrylands town centre. Retail tenancies are expected to anchor alfresco dining operators complementing the active urban spaces and tree-lined boulevards.
For ALAND, the construction contractor, and the marketing team, this is multi-year aerial documentation work. Monthly progress captures during tower construction. Volumetric measurements during early works. Render overlay content matching architect visualisations against the real site context. Off-the-plan marketing for the affordable housing component once HAFF designation is confirmed. Completion photography for launch campaigns.
Our commercial drone work is built around exactly this kind of multi-stage masterplan documentation, with consistent flight paths so month-to-month captures line up directly and delivery formats that fit developer and Council reporting workflows.
Central Quarter, Sun Life Plaza, And The Apartment Pipeline
Beyond Gladstone Village, Merrylands has a dense apartment development pipeline either in final construction or progressing through approvals.
Central Quarter by Northland Group topped out in November 2025, delivering 194 one-, two-, and three-bedroom apartments atop a mixed-use retail and commercial podium. The tower sits directly next to Merrylands Station and the bus interchange, across the road from Stockland Merrylands. Completion is scheduled for early-to-mid 2026. The project is the first in Merrylands to secure Resilience Insurance’s 10-year Latent Defects Insurance, with SDSS’s Technical Inspection Service ranking it within the top 1% of over 100 projects they monitor for build quality.
Sun Life Plaza by Tony Merhi’s Merc Capital (through Green Dior Holdings) is progressing through the State Significant Development pathway at 246-264 Woodville Road. The latest November 2025 proposal delivers 900 homes across five shoptop towers of 14 to 19 storeys on the 25,332 sqm site, with a 15% affordable housing component by floor space, a 2,000 sqm park, retail, and childcare. The project was declared state significant by the Housing Delivery Authority in June 2025. Capital investment value is $460 million. This is part of the Merrylands East Precinct strategy, which mandates affordable and diverse housing plus a greener, more pedestrian-friendly neighbourhood.
For Northland Group, Merc Capital, and the off-the-plan marketing teams across these projects, aerial imagery is standard at every stage. Pre-construction baselines. Render overlay content. Monthly progress captures. Launch campaign imagery. Our aerial real estate photography covers off-the-plan marketing content, site context for SSD submissions, and progress documentation across the Merrylands apartment pipeline.
The Merrylands CBD Infrastructure Upgrade And Civic Square
The Merrylands CBD Infrastructure Upgrade has been one of the most significant council-led public realm programs in Western Sydney. Cumberland City Council has been progressing stormwater drainage infrastructure replacements, new roads, culvert construction, and utility upgrades across the CBD over multiple years. Permanent road asphalt works on the Addlestone Road and Merrylands Road intersection were completed in March 2025. Major stormwater culverts under Addlestone Road. Drainage upgrades along Merrylands Road between Burford Street and Cambridge Street. The Neil Street Precinct works completed earlier, including shared pedestrian and bike paths between Neil Street and Sheffield Street.
The centrepiece of the upgrade is Merrylands Civic Square, a new public square in the heart of the town centre which is now open. It’s a genuinely distinctive piece of public realm and one of the most visible outcomes of the multi-year upgrade program.
For Cumberland City Council’s communications team, infrastructure documentation teams, and the contractors delivering the program, aerial content supports community engagement, annual reporting, capital works documentation, and precinct marketing as new developments come online. The Civic Square specifically photographs distinctively from the air because the new public realm geometry only reads properly in context.
Social And Affordable Housing Construction Documentation
The $156 million Evolve Housing social and affordable project is one of the most significant HAFF-funded developments in Western Sydney. Located 400 metres from Merrylands Station and 500 metres from Stockland Merrylands, the development delivers 23 social housing units and 213 affordable housing units across a mix of one-, two-, and three-bedroom apartments. Completion is expected November 2026.
The project is Evolve Housing’s second of 11 developments delivering 1,253 social and affordable homes across NSW and Victoria under the Housing Australia Future Fund Facility (HAFFF) and National Housing Accord Facility (NHAF).
For Evolve Housing, the construction contractor, and Housing Australia’s stakeholder communications teams, multi-year aerial documentation supports capital reporting, community updates, sustainability reporting, and completion imagery. Social and affordable housing construction has the same aerial documentation needs as any other large-scale apartment build, and we handle it the same way.
Stockland Merrylands And Commercial Retail Marketing
Stockland Merrylands anchors the town centre retail precinct with nearly 200 retailers. For the centre operator, retail tenants, and leasing agents, aerial content supports promotional marketing, leasing collateral, and tenant acquisition campaigns. The centre’s position directly opposite Central Quarter means it benefits from the concentrated residential pipeline completing across 2026.
Beyond Stockland, the commercial strip along Merrylands Road, McFarlane Street, and the surrounding arterials adds smaller retail and professional services tenants. The Merrylands bus interchange and station precinct generate their own commercial activity. Our drone photography and video production covers venue content, multi-tenant precinct marketing, and commercial precinct campaigns.
Three Ways To Book A Flight In The Merrylands CBD
Dry Hire
You hold a RePL, carry your own public liability insurance, and can fly the aircraft safely. You hire the drone from us and run the job yourself. Cheapest option because you’re only paying for the aircraft and hand-off time. Real estate agencies with in-house certified pilots covering the Merrylands apartment market, production companies, and freelance RePL operators all use dry hire. Our dry hire fleet includes the DJI Mavic 3 Pro, Mavic 3T, Mavic 3 Enterprise, and Matrice 4E. Credentials verified at hand-off.
Merrylands airspace is manageable for dry hire, but sites near active Cumberland Council infrastructure works, adjacent to the masterplan construction zones, or close to Merrylands Station need careful coordination before the flight.
Pilot Hire
You own a drone but don’t hold commercial certification, or your in-house pilot is unavailable. You provide the drone. We provide a CASA-licensed pilot who handles the flight, airspace clearance, insurance, and legal compliance. Our pilot hire service is a useful option for Merrylands clients with their own equipment who occasionally need flights near the construction sites or rail corridor.
Full-Service Aerial Work
We bring the aircraft, the pilot, the airspace planning, and all the insurance. We capture the output (photography, video, inspection data, or measurements) and hand it to you. Editing and post-production as an add-on when you need it. Most Merrylands masterplan documentation, apartment progress work, CBD infrastructure content, and retail precinct marketing is booked this way.
Airspace Planning Across The Cumberland Corridor
Merrylands sits in Sydney’s wider controlled airspace with the standard 120-metre commercial ceiling applying across most of the suburb. The suburb sits outside any 5.5km controlled airport radius, so most commercial drone work runs under standard authorisation without separate airspace approval lead time.
Three factors shape Merrylands flight planning specifically. First, the concentration of active construction across Gladstone Village, Central Quarter, Sun Life Plaza, and the Evolve Housing site. Flight paths need coordination with the relevant contractor for sites within or adjacent to active construction. Second, the T1 Western Line rail corridor through Merrylands Station. Flights close to the rail corridor need Transport for NSW coordination. Third, the new Western Sydney International Airport opening in 2026 to the west at Badgerys Creek is progressing airspace reclassification work across Sydney’s western corridor. Merrylands is less affected than Fairfield LGA further south, but we stay across the changes as they happen.
For full-service and pilot hire bookings, we handle all three factors in the pre-flight brief. For dry hire, these factors are your responsibility.
Routes Into Merrylands From Melrose Park
Dry hire pickup is from our Melrose Park base at 17 Cobham Ave. Delivery to a Merrylands site can be arranged for an additional fee. Return hand-off works the same way.
For pilot hire and full service, we reach Merrylands via the M4 or through Parramatta depending on where the site sits. CBD and town centre sites near Merrylands Station are usually quickest via Parramatta Road and the local arterials. Woodville Road corridor sites (Sun Life Plaza area) are often faster via Woodville Road directly. Jobs in the eastern parts of the suburb closer to Guildford are typically quicker through the local street network.
If your work covers multiple Western Sydney suburbs, we also cover drone services in Parramatta, aerial work in Fairfield, Blacktown, and Seven Hills. Multi-suburb bookings across the same week let us build a more efficient schedule.
Merrylands Drone Work FAQs
Can you document ALAND’s Gladstone Village masterplan progress? Yes. The $800 million masterplan is exactly the kind of multi-stage, multi-year development we set up ongoing capture programs for. Consistent flight paths so month-to-month captures line up directly. Delivery formats fit ALAND’s reporting workflows and the Cumberland City Council documentation requirements.
Do you work with Northland Group on Central Quarter completion imagery? Yes. Topping-out photography, facade detail captures during final fit-out, and launch-campaign completion imagery are common requests for apartment developments at this stage. Central Quarter’s position directly beside Merrylands Station generates strong precinct-context content potential.
Can you do pre-construction aerials for the Sun Life Plaza SSD at Woodville Road? Yes. The 900-home, $460 million SSD across the 25,332 sqm site is exactly the kind of project where pre-construction aerials support SSD submissions, render overlay work, community engagement documents, and Council stakeholder briefings.
Do you document social and affordable housing construction? Yes. HAFF-funded and NHAF-funded projects have the same aerial documentation needs as any other large apartment build. Multi-year progress capture programs, capital reporting imagery, and community engagement content are all part of what we deliver.
Can you capture the Merrylands Civic Square or the wider CBD Infrastructure Upgrade? Yes. The Civic Square photographs distinctively from the air because the new public realm geometry only reads properly in context. We can also cover the broader Cumberland City Council infrastructure upgrade across the CBD, including the completed and active stormwater, road, and culvert works.
Do you do marketing content for Stockland Merrylands or the retail precinct? Yes. Retail and commercial marketing across the Merrylands town centre is a regular part of our work. Flights near Stockland Merrylands and the bus interchange need timing coordination around peak pedestrian hours, which we handle as part of the pre-flight work.
Can you coordinate multi-site captures across adjacent Merrylands projects? Yes. With multiple active construction sites within 1-2 km of each other across the town centre (Gladstone Village, Central Quarter, Evolve Housing project, Sun Life Plaza site), single-visit multi-site capture usually reduces cost and scheduling friction compared to separate bookings.
What drones are available for dry hire? The DJI Mavic 3 Pro, Mavic 3T, Mavic 3 Enterprise, and Matrice 4E. Mavic 3 Pro for most residential and commercial work. Mavic 3T for thermal inspection. Mavic 3 Enterprise for precision detail. Matrice 4E for mapping and larger masterplan captures.
What does dry hire cost compared to full service? Dry hire is the lowest-cost option because you’re only paying for the aircraft and hand-off time. Pilot hire adds the certified operator. Full service adds the complete captured output delivered to you. Editing is a separate add-on when you need it. Send us the job specifics and we’ll quote each option.
Are you insured? Yes, full public liability insurance on every full-service and pilot hire job. Certificate of currency available before the job if your developer, council client, or construction contractor requires it. For dry hire, you carry your own insurance.
